House Rules

 

--- By booking this home, guests are acknowledging and agreeing to the following House Rules. Please DO NOT book this home unless you and your guests have thoroughly reviewed and willingly consented to all the House Rules and conditions of this rental.

 

Upon booking, you will receive a rental agreement via our Property Management software, OwnerRez (an Airbnb approved and preferred Partner), which requires acceptance of the house rules. You must sign the rental agreement upon booking. Additionally, the rental agreement includes a request for off-platform security deposit "hold". This hold will not be placed until 2 days prior to arrival and released 7 days after departure, if no damages are reported. It's important to note that Airbnb approves offline security deposit requests with their approved API-connected partners, and OwnerRez is included in that list. –

 

 

1. CHECK-IN/ CHECK-OUT TIME

Check-in is 4:00PM EST, and Check-out is 10:00AM EST.  

---Early Check-In/ Late Check-Out Requests---

We are unable to guarantee early check-in / late check-out requests, but will try our best to accommodate.  

 

---Check-Out Time---

Failure to checkout at 10:00AM EST may prevent our housekeeping team from preparing the home for the next guest.  If for any reason you are running late, please send us a text/ message ASAP to minimize the chance of incurring a late check-out fine.  Otherwise, failure to check out by 10:00AM will result in the following penalties: (1) $100/day (weekday), $200/day (weekend) (2) the cost of ad-hoc cleaning services, and (3) the cost of having to cancel the next guest’s reservation, should the late departure cause the house to not be ready for the next guest by 4:00PM or incur additional costs to the host for ad-hoc cleaning services.  We have never had to impose such a fine – please just communicate with us!

All approvals for early check-in and late check-out must be given by the host to the guest in writing, via text, message inbox or email, to be considered approved and valid. Special arrangements for early check-in and late check-out will never be approved through outside communication.

 

2. PRE-ARRIVAL GUEST REGISTRATION

We request the guest to please send a picture of their photo ID, preferably within the first hour of booking, to the host via Airbnb/ VRBO Messages along with full legal names and year of birth of all additional guests.  

 

3. AGE LIMIT

You must be 25+ to book this home.  No refunds will be issued if this requirement is not met.

 

4. CHECK-IN PROCEDURES

The front door is equipped with an electronic keypad and you will be provided with an access code 24-48 hours before arrival date provided you have completed the "Pre-Arrival Guest Registration" and have confirmed to the Host that you agree to the House Rules and have communicated these rules to all guests included in this reservation.

 

5. PARKING

The front of the home has parking available for up to 3 cars. Additional Parking is available in the back driveway for up to 5 more cars. STREET PARKING IS NOT ALLOWED AT ANY TIME. Guests may not park or block on the street. We strongly recommend AWD, FWD or chain during winter when it snows/ ices.

 

6. HEALTH AND SAFETY

---No Smoking Indoors---

This home is smoke-free and cannabis-free. The guests agree to the following schedule of fines:

(1)   A minimum fine of $500+ (for smoke extraction, odor extraction, and professional carpet cleaning) and any additional costs for removal of smoke odor from the curtains, cleaning upholstered furniture, and replacing any items that have been damaged due to cigarette burns.  

--- No Candles / No Fire ---

For safety reasons, no fires inside or out (except the indoor fireplace and the outdoor fire pit).

 

Indoor fireplace: We have a gas fireplace in both the Main Cabin and the Cottage so DO NOT put any logs in it (as it can cause damages of over $1000 to fix it).  

Outdoor fire pit: We provide complimentary starter supply for 1-2 hours of fire. Anything beyond that, you may need to purchase (generally available at any local gas station). Please extinguish the outdoor fire by 9pm (water hose is provided near the hot tub) and turn off the fire pit lights. Failure to follow these instructions or any unauthorized fires (including candles) will be charged $500 plus damages.

Please use the fireplaces’ responsibility and AT YOUR OWN RISK!

 

--- No Mylar Products —

For safety reasons, guests may not bring mylar products (e.g. mylar balloons, glitter, mylar / metallic ribbons, etc…).  These items conduct electricity, are a fire hazard, and are strictly prohibited.  

 

--- Decks ---

For safety reasons, guests are not allowed to move furniture, including from inside the unit to the decks.  For safety reasons, guests also agree to not climb on the deck railing, sit or lean on the railing, or behave in any way on the decks that compromises guest safety.  

 

--- Deck Doors ---

For safety reasons, guests agree to never vacate the premises while leaving the deck doors open or unlocked.  Leaving the deck doors open may result in (1) animals, insects, and debris entering the home (2) damage to the home from weather, (3) strangers entering the home, and (4) other risks that may compromise guest safety, theft, or damage to the home.  

Guests found to be in violation of this House Rule will incur a minimum charge of $150 to cover the costs of additional cleaning, and the full costs of any other related damages.

 

--- No Weapons ---

Guests are not permitted to bring any weapons of any kind into this home.

 

7. PETS

House-trained pets are welcomed; We provide basic pet supplies such as bed, food and water bowls, toys and poop bags. We charge $200 for 1st pet and $150 for the 2nd pet. (max 2 pets, 50lbs max weight limit each). Please note that Airbnb/VRBO only charges for one pet so if you will bring two (2) we will request the additional fee via the resolution center (or direct pay). We ask guests to bring a pet cage/enclosure to keep under control.

Guests must clean up all waste or a fee of $35 per pile shall be charged. Pets shall not be allowed to roam outside unsupervised as there are other animals in the vicinity who may harm your beloved pet.

A minimum fine of $300+ (for upholstery and professional carpet cleaning)  to replace any items that have been damaged by the pet.


8. NEIGHBORHOOD RULES

Our home is in a small community of wonderful people. Guests shall abide by the neighborhood rules: Follow the mph speed limit; no littering; no loud music or disturbances, no trespassing; no fireworks.

QUIET HOURS: Also, please make sure outdoor lights at the fire pit and the decks are turned off and outside noise levels are low during the quiet hours between 9:30PM and 7AM.

 

9. VISITORS/ ADDITIONAL GUESTS/ MAX CAPACITY

No parties or gatherings of any kind. 

--- Guests ---

The main house can comfortably sleep 12-14 and the cottage can sleep 2-4. Please note there is a fee of $75/ person/ per night for over 14 guests. The reason for this fee is that we provide additional supplies (linens, toiletries, coffee, etc) for the additional guests + the additional cleaning fee.

 

---Visitors---

Any overnight visitors who are not registered as part of the reservation, will be considered a violation of our House Rules and Policies. If you need to have people stay at the house in addition to the registered guests, please let the host know asap via text/ messages and we can discuss if it's possible to accommodate or not. By booking this home, guests acknowledge that unregistered overnight guests (children or adults) are a violation of House Rules, and agree to pay $100/night/person fee + additional cleaning fee.

 

10. HOT TUB

Private Hot Tub for 6 people

Alcohol is not allowed near the hot tub. You are not allowed to use the hot tub if you have consumed alcohol or are pregnant. And please no glass in the hot tub. Use the hot tub AT YOUR OWN RISK!

 

11. SHARED WELL

In consideration of the shared well system within our mountain community, it's important to note that, occasionally, fluctuations in water pressure or even temporary loss of water supply may occur. In such circumstances, we kindly ask that you promptly contact us so that we can take immediate action to reset the well and restore normal water service. Additionally, we appreciate your understanding and cooperation in using water wisely during your stay.

 

12. AMENITIES

--- Towels & Toiletries ---

Our cleaning service provides start-up supplies including: paper towels, dish soap, dish washer soap, kitchen trash can liners, toilet paper, hand soap and bathroom trash liners. Depending on the length of your stay, you may need to purchase additional items when the initial supply runs out.

 

--- Kitchen Appliances & Kitchenware --

The Main Cabin has a fully-stocked kitchen.  Exact items may vary, but in general, will include cookware (pots and pans), bakeware (baking sheets, mixing bowls,...), cooking utensils (spatula, cooking spoon, etc…), flatware (forks, knives, spoons), drinkware (cups, glasses), dishware (plates, etc…), spices, olive oil and vinegar, coffee, and appliances (4-burner gas stove, fridge, microwave, coffee maker, toaster, Duo instant-pot/ air-fryer).  

The Cottage has a kitchenette which includes cookware (pots and pans), bakeware (baking sheets, mixing bowls,...), cooking utensils (spatula, cooking spoon, etc…), flatware (forks, knives, spoons), drinkware (cups, glasses), dishware (plates, etc…), cooking oil, coffee, and appliances (4-burner gas stove,  oven, microwave, mini-fridge, coffee maker, and toaster.

Please note that the availability of all kitchen items and appliances are subject to change due to reasons outside of our control (previous guest damage, malfunction, theft, etc…), and that replacements may not be readily available during your stay due to the time required for repairs and replacements through our vendors.  Unavailability of kitchen appliances (e.g. stove, fridge, microwave, coffee maker, toaster, griddle, instant-pot, air-fryer, etc.) during all or part of a stay will not be grounds for any refunds.

 

---Furniture, Fixtures, and Decorative Items---

Please do not move, rearrange, or remove furniture, fixtures, decorative items, or any other items in the home.  All costs associated with replacing any missing or damaged items will be the financial responsibility of the guests.  

 

13. TRASH

Please BAG, SEAL and place all trash in trash bags and place them in the bear proof trash container in front of the cabin (left of the main entrance door). Extra trash bags are available in the kitchen. Should you need additional bags, let us know. We are in the mountains and therefore we have to keep trash out of reach from wildlife.

PLEASE DO NOT LEAVE FOOD OUTSIDE (ESP IN YOUR CARS) OR IT WILL ATTRACT BEARS.

 

14. INTERNET/ CABLE

High Speed Wireless Internet.

7 Smart TVs w/ cable available. Additionally, 3 blu ray dvd players with ~50 Blu Ray DVDs (incl. a few 3Ds) available to you for your enjoyment. Please put the DVDs and the 3D glasses back to their respective locations after use.


15. OFF-PREMISE AREAS

The hallway closet in the main house loft (across from the bathroom) and the utility room in the basement (across from the laundry room) are 2 other areas that are not available to guests. Tampering with the locks will result in a $250 fine plus any damages.


16. SECURITY

For yours and neighborhood security, we have Ring Floodlight Security Camera at the front entrance and back entrance (facing the driveways), and another camera outside the Cottage/ ADU (facing the back deck), and Nest Doorbell is at the front of the house. NO Indoor Cameras are in the house.

 

17. REFUNDS

WE DO NOT OFFER REFUNDS FOR WEATHER, NATURAL DISASTERS OR DURING MAJOR HOLIDAY WEEK.
